LAFAYETTE TOWNSHIP BOARD OF ZONING APPEALS
Regular Meeting
April 3, 2008, at 7:00 p.m.
6776 Wedgewood Road, Medina, Ohio
Chairman Paul Calvo called the meeting to order at 7:00 p.m. Roll call indicated five members of the Board of Zoning
Appeals were present: Paul Calvo, Dave Parker, Mark Riffle, Andrea Kacinari and Jack Chester (alternate). Jack Blank
was absent. Zoning Commission Chair Karen Schoonover was also present.
Minutes
Upon motion by Dave Parker, duly seconded by Mark Riffle, the minutes of the January 10, 2008, organizational meeting
was unanimously approved and signed.
Correspondence
The following items were received and distributed to the board members:
(1) Letter dated February 14, 2008, from A.P. James Bennett indicating that he has accepted a position with the
United States Attorney’s Office in Cleveland.
(2) Grassroots Clippings for March 2008.
(3) Flyer announcing the Ohio Planning Conference 2008 Planning and Zoning Commissioner Training Workshop
on May 9, 2008, in Akron.
(4) Flyer announcing the Medina County 2008 Zoning Workshop Series Economic Development, Sustainability and
Technology on June 6, 2008, at the Medina County University Center.
(5) Lafayette Township Zoning Districts map dated April 25, 2006 (the most current from the MCDPS website).
New Business
Zoning Commission Chair Karen Schoonover presented an overview of what the Zoning Commission has been working
on the past several months and related the background and current status of the following matters:
(1) Application for Zoning Map Amendment submitted by Attorney Stanley D. Scheetz on behalf of Granite Golf
Properties LLC, Medina Country Club LLC and Gaultine Cahill for rezoning 140.84 acres from Rural Residential to
Lafayette Township Transitional District - The application was approved upon review by MCDPS and at the Zoning
Commission public hearing. After discussion and review at the Trustees’ public hearing the matter was tabled to allow
the applicant to submit an amendment to the application relative to only the 32.84 acres (north side of SR162) be
considered for rezoning to the Transitional District with the balance of the acreage (approx. 109 acres to the south side
of SR 162) be considered for an Overlay District/Planned Unit Development. The First Amendment to Application for
Zoning Map Amendment was filed 3/17/08 and the Trustees’ public hearing is scheduled for Wednesday, April 9, 2008,
at 7 p.m.
The Zoning Commission is currently drafting language relative to the Golf Community Overlay District/Planned Unit
Development and it will be submitted for review by the MCDPS and Prosecutor’s Office prior to public hearing.
(2) Applications for Zoning Text Amendment and Zoning Map Amendment submitted by Attorney J. Douglas Drushal
on behalf of Chippewa Partners LLC, for rezoning 86.8184 acres from Rural Residential/Local Commercial to Chippewa
Resort District and proposing Section 308 text for the Chippewa Resort District. After the Zoning Commission public
hearing and workshops and review by MCDPS, the applications were tabled to allow for new language for an Overlay
District. The Zoning Commission (in conjunction with MCDPS) drafted new language relative to Section 308 Chippewa
Resort Overlay (CRO) District. MCDPS approved (with modifications) and the Zoning Commission approved the text.
The Trustees’ public hearing on the Section 308 Chippewa Resort Overlay District text amendment is scheduled for
Wednesday, April 16, 2008, at 7 p.m.
An Application for Zoning Map Amendment for this subject property was submitted to MCDPS for review by the Zoning
Commission for rezoning to Chippewa Resort Overlay District. MCDPS recommended approval and this will be
scheduled for a public hearing before the Zoning Commission shortly.
The Board thanked Mrs. Schoonover for bringing them current on the pending Lafayette Township matters.
The next item of new business was the Application for Zoning Variance submitted on 3/25/08 by Jon Overholt, c/o
Laribee & Hertrick, LLP. It requests a variance of minimum side yard width, Section 303.3 for property located at 7384
Lake Road. A copy of the application was distributed to all board members. This relates to the conditional zoning
certificate issued 7/6/07 to Jon Overholt (Cycles R Us) for this property. It was determined that the public hearing on
this application would be scheduled for Wednesday, April 23, 2008, at 7:00 p.m. at the township hall.

Upon motion by Andrea Kacinari, seconded by Dave Parker, it was unanimously approved that the meeting be
adjourned. Meeting adjourned at 8:00 p.m.
